For those of us working closely with Ontario homebuyers, it’s impossible to overlook how taxes and government fees have shaped the cost of new homes—often accounting for about 36% of the total price. Development charges alone can reach over $100,000 per single-family home in many municipalities, and when you add in other levies, that number sometimes soars to $200,000. Recently, a joint federal-provincial initiative enabled municipalities to access extra funding by cutting residential development charges by at least 30% (and in some cases, more), provided they maintain those reductions for three years. The impact was immediate: following the HST cut, Ontario saw 8,400 new home sales in just three months, compared to 3,600 in the same period in previous years. Making these HST rebates and reduced development charges permanent could give buyers, builders, and communities the stability and certainty they’ve been looking for to make home ownership more accessible. In my experience guiding clients through Windsor’s market, clarity on costs and government policies isn’t just helpful—it’s essential for turning the dream of home into a reality.
