After ten consecutive quarters of affordability challenges across Canada, it's clear that the path forward is changing. As mortgage rates are now expected to remain steady or even rise slightly, the spotlight turns to home prices and income growth as the major factors influencing affordability. Economists suggest that we’ll likely see slower population growth easing some of the pressure on housing demand, which could help keep prices in check. At the same time, a strengthening labour market should support household incomes—a key piece of the puzzle for families hoping to own a home. It’s important to remember that the housing landscape isn’t the same everywhere: conversations I’m having with clients in Windsor are very different from those happening in Vancouver, Toronto, Calgary, or Edmonton.
